ALL GREEK VILLAS – BOOKING TERMS & CONDITIONS
All bookings are made through All Greek Villas, operated by Made Athens OE.
By confirming a reservation and/or signing the relevant booking form, the lead guest confirms that they have read, understood and accepted these Terms & Conditions on behalf of all members of their party.
ROLE OF ALL GREEK VILLAS / MADE ATHENS OE
All Greek Villas, operated by Made Athens OE, acts as an intermediary between the guest and the owner and/or the appointed management company of the property.
Although Made Athens OE makes reasonable efforts to inspect, evaluate and select the villas presented through All Greek Villas and to ensure that the information provided to guests is accurate at the time of publication or booking, Made Athens OE does not own, operate, maintain or directly manage the properties unless expressly stated otherwise in writing.
The property owner and/or the professional management company appointed by the owner remains solely responsible for the condition, maintenance, safety, operation and proper functioning of the villa, its facilities, equipment, swimming pools, utilities and services.
Accordingly, to the extent permitted by applicable law, Made Athens OE cannot be held responsible for defects, breakdowns, technical problems, maintenance issues, equipment failures, interruptions of utilities, structural problems or other incidents arising within or in connection with the property which are under the responsibility or control of the property owner or the appointed property management company.
If any issue occurs during a guest’s stay, All Greek Villas will make every reasonable effort to assist the guest, communicate with the property owner or management company and facilitate a prompt solution. Such assistance does not constitute acceptance of responsibility or liability for the underlying problem.
Nothing in these Terms & Conditions excludes or limits any liability of Made Athens OE where such liability cannot legally be excluded or limited under applicable Greek or European Union law.
BOOKING
To confirm a reservation, a deposit of 30%–50% of the total accommodation cost, as specified at the time of booking, is required.
A booking becomes confirmed only once the required deposit has been received and written confirmation has been issued by All Greek Villas.
Once a reservation has been confirmed, cancellation charges will apply in accordance with the Cancellation Policy below.
PAYMENT OF THE BALANCE
The remaining balance must be paid no later than eight (8) weeks prior to arrival, unless otherwise stated in the booking confirmation.
If the balance is not received by the due date, All Greek Villas reserves the right to cancel the reservation and retain any amounts already paid, in accordance with the applicable cancellation policy.
For reservations made within eight weeks of arrival, full payment may be required at the time of booking.
CANCELLATION BY THE GUEST
All cancellation requests must be submitted in writing.
Unless different cancellation conditions have been specifically agreed and confirmed in writing, the following cancellation charges apply:
- More than 8 weeks prior to arrival: the initial 30% or 50% deposit is non-refundable.
- 8 weeks or less prior to arrival: 100% of the accommodation cost is non-refundable.
Any security deposit collected separately from the rental payment will be refunded in accordance with the applicable security deposit conditions, provided that no deductions are required.
CANCELLATION OR ALTERATIONS BY US
Although every effort is made to ensure that confirmed arrangements remain unchanged, exceptional circumstances may occasionally require an alteration.
If, for reasons beyond our reasonable control, the originally booked property becomes unavailable, All Greek Villas will make every reasonable effort to offer a comparable or upgraded alternative property.
If no suitable alternative can be provided, or if the guest does not wish to accept the proposed replacement property, the accommodation booking will be cancelled and the amounts paid to All Greek Villas for the property rental will be refunded.
All Greek Villas and Made Athens OE cannot be held responsible for costs relating to flights, ferries, transportation, car rentals or any other travel arrangements booked independently by the guest.
PROPERTY INFORMATION & DESCRIPTIONS
All Greek Villas makes reasonable efforts to ensure that property descriptions, photographs, facilities, amenities and other information presented on its website or provided directly to guests are accurate and up to date.
However, villas are independently owned properties and modifications may occasionally be made by owners or management companies without prior notification to Made Athens OE.
Made Athens OE cannot be held responsible for changes made to a property by its owner or management company without prior notice.
Minor differences between photographs, descriptions and the actual appearance or arrangement of a property do not constitute grounds for cancellation, compensation or refund, provided that the essential characteristics of the booked accommodation remain substantially as described.
PROPERTY CONDITION & RESPONSIBILITY
Made Athens OE may inspect properties prior to listing or periodically during its cooperation with the property owner.
Such inspections are intended to assess the general presentation and suitability of the property for rental purposes and do not constitute a technical, structural, electrical, mechanical, engineering or safety certification of the property.
Made Athens OE does not assume the legal or operational obligations of the property owner or property management company as a result of such inspections.
The property owner and/or appointed management company is responsible for ensuring that the villa complies with applicable legal requirements and that its facilities, installations, equipment and services are properly maintained and operational.
Any technical defect, equipment malfunction, maintenance issue or similar problem should be reported immediately to All Greek Villas and/or the property’s designated representative.
All Greek Villas will assist with communication and resolution but shall not become responsible for the underlying maintenance or operational obligations of the property owner or management company.
MINIMUM STAY
Minimum stay requirements vary depending on the property, season and applicable rate.
As a general guideline:
- During High and Peak Season, many properties require a minimum stay of 7 nights.
- During Low Season, shorter stays may be available, typically from 3 nights.
- Exceptions may be possible depending on availability and the individual property.
Additional charges may apply to shorter stays.
NUMBER OF GUESTS
Only guests included in the confirmed reservation are permitted to stay at the property.
The total number of guests must not exceed the property’s stated maximum occupancy unless prior written approval has been obtained.
If additional or undeclared guests are found staying at the property, the property owner, manager or representative reserves the right to request their immediate departure and/or apply additional charges.
TRAVEL INSURANCE
Guests are strongly advised to obtain comprehensive travel insurance at the time of booking.
Insurance should include, where applicable, coverage for:
- Trip cancellation or interruption
- Travel delays
- Medical expenses
- Personal injury
- Loss or theft of belongings
- Flight or ferry cancellation
- Other risks associated with international travel
All Greek Villas and Made Athens OE cannot be held responsible for losses that could reasonably have been covered by appropriate travel insurance.
ARRIVAL & DEPARTURE
Standard check-in is generally available from 15:00, while check-out is normally required between 10:00 and 12:00, depending on the individual property.
Exact arrival and departure times will be confirmed prior to arrival.
Early check-in or late check-out cannot be guaranteed unless confirmed in writing in advance and may be subject to additional charges.
Guests experiencing flight delays or other travel disruptions are requested to inform our team as soon as possible.
Special assistance for arrivals or departures during unsociable hours may be subject to an additional fee.
SECURITY DEPOSIT
A refundable security deposit may be required for certain properties.
The applicable amount, payment method and refund procedure will be stated in the reservation confirmation.
The security deposit is intended to cover, among other things:
- Damage to the property or its contents
- Missing or broken items
- Excessive cleaning
- Unauthorized events or parties
- Damage to furniture, equipment or outdoor areas
- Other costs arising from misuse of the property
Where the security deposit is paid electronically, it will normally be refunded after the property has been inspected following departure, subject to any necessary deductions.
Where the deposit is paid in cash, refund arrangements may vary depending on the individual property.
If damage is identified and specialist contractors or suppliers are required to assess the cost of repair or replacement, the security deposit may be retained until the relevant costs have been established.
COMPLAINTS & ASSISTANCE DURING YOUR STAY
If any problem occurs during your stay, you must contact All Greek Villas and/or the designated property representative as soon as reasonably possible.
Guests must provide the property owner, management company and All Greek Villas with a reasonable opportunity to investigate and resolve the issue during the stay.
All Greek Villas will make reasonable efforts to assist and liaise with the responsible owner, property manager, technician or supplier.
However, the assistance provided by All Greek Villas does not mean that Made Athens OE assumes responsibility for a defect, malfunction or operational issue that is the responsibility of the property owner or management company.
Complaints raised only after departure, without having previously been reported during the stay, may limit our ability to investigate the issue and may not be considered eligible for compensation.
Guests who voluntarily leave a property before the scheduled departure date without first notifying All Greek Villas and allowing a reasonable opportunity for the issue to be addressed may lose any entitlement to a refund or compensation.
MAINTENANCE & TECHNICAL PROBLEMS
Villas are private residential properties and, despite regular maintenance, technical problems may occasionally occur.
These may include, without limitation:
- Air-conditioning faults
- Electrical problems
- Plumbing issues
- Water shortages
- Hot water system failures
- Internet or Wi-Fi interruptions
- Appliance breakdowns
- Swimming pool equipment failures
- Pump or filtration problems
- Mechanical equipment failures
- Problems caused by extreme weather conditions
The existence of such an issue does not automatically constitute grounds for a full or partial refund.
The owner or management company of the property is responsible for arranging the appropriate repair or technical intervention.
All Greek Villas will make reasonable efforts to assist in coordinating communication and obtaining the fastest possible response.
GUEST BEHAVIOUR & PROPERTY DAMAGE
The lead guest is responsible for the conduct of all members of their party.
Guests are expected to treat the property, furnishings, equipment, swimming pools, gardens, surrounding areas and neighbours with care and respect.
Any damage, breakage or loss caused during the stay must be reported immediately to the property representative or All Greek Villas.
Guests are responsible for the reasonable cost of repairing or replacing any items damaged by themselves or members of their party.
In cases involving serious misconduct, illegal activity, excessive noise, disturbance of neighbours, deliberate damage or behaviour that places the property, staff or third parties at risk, the owner or property management company reserves the right to terminate the stay without refund.
EVENTS, PARTIES & FUNCTIONS
Parties, weddings, celebrations, commercial events, photo shoots or functions involving persons who are not registered guests are strictly prohibited unless prior written approval has been obtained from All Greek Villas and the property owner.
Additional venue, event, cleaning, security or staffing fees may apply.
Unauthorized events may result in immediate termination of the stay.
The security deposit may also be retained in whole or in part until any resulting damages, additional cleaning or other associated costs have been fully assessed.
PERSONAL INJURY & USE OF THE PROPERTY
Guests use the property, swimming pools, terraces, stairs, gardens, sporting facilities and other amenities at their own reasonable risk.
The property owner and/or appointed management company is responsible for the physical condition and maintenance of the property and its installations.
To the extent permitted by applicable law, Made Athens OE cannot be held responsible for accidents, injuries or incidents caused by:
- The physical condition or maintenance of the property
- Defective equipment or installations under the owner’s control
- Guest negligence
- Improper use of facilities
- Failure to follow safety instructions
- Activities undertaken voluntarily by guests
Nothing in these Terms & Conditions excludes liability where exclusion is prohibited by applicable law.
CHILDREN
Children are welcome at many of our properties.
However, certain villas may apply age restrictions or may contain features such as:
- Swimming pools
- Unprotected pool areas
- Stairs
- Balconies
- Terraces
- Gardens
- Cliffs or elevated areas
Parents and guardians remain responsible for the supervision and safety of children at all times.
Guests travelling with children must inform All Greek Villas of the number and ages of children before confirming a reservation where requested.
PETS
Pets are not automatically permitted at all properties.
Guests wishing to travel with a pet must request approval before booking.
Acceptance is subject to the individual property’s policy.
Additional cleaning charges and/or an increased security deposit may apply.
SWIMMING POOLS
Where a swimming pool is available, the property owner or management company is responsible for its maintenance and operation.
For stays before 1 May or after 1 October, guests should confirm in advance whether the pool will be operational.
Pool heating, where available, must normally be requested in advance and may involve an additional charge.
Guests should understand that pool temperatures may also be affected by weather conditions and environmental factors.
Temporary pool equipment or filtration problems may occasionally occur. The property owner or management company will be responsible for arranging the appropriate maintenance or repair.
All Greek Villas will assist with communication and coordination where necessary.
CLEANING & HOUSEKEEPING
Each property is prepared and cleaned prior to guest arrival.
The level and frequency of housekeeping included during the stay varies by property and will be specified in the booking information or confirmation.
Guests are expected to leave the property in a reasonable condition upon departure.
Where excessive cleaning is required due to misuse of the property, an additional cleaning charge may be deducted from the security deposit.
Linen and towel changes vary depending on the individual property.
ADDITIONAL HOUSEKEEPING
Where available, additional housekeeping services may be arranged upon request and will normally be subject to additional charges.
Advance booking is recommended, particularly during high season.
For security reasons, guests must inform All Greek Villas or the property management company before allowing any third-party cleaner, supplier or service provider to enter the villa.
PRIVATE CHEF & CATERING SERVICES
Private chefs, cooks and catering services may be arranged for selected properties upon request.
Availability cannot be guaranteed and advance booking is strongly recommended.
The applicable costs and payment conditions will be communicated before the service is confirmed.
Private chefs, caterers and other third-party suppliers operate independently unless expressly stated otherwise.
Made Athens OE cannot be held responsible for the acts, omissions or performance of an independent third-party service provider, except where liability cannot legally be excluded.
WATER & ELECTRICITY
Some Greek islands and remote destinations may occasionally experience temporary interruptions in water or electricity supply, particularly during periods of high demand.
Water shortages, power failures, voltage fluctuations or interruptions to public utility networks may be outside the control of the property owner, management company and Made Athens OE.
In the event of such an interruption, All Greek Villas will assist the guest and communicate with the property owner or management company where appropriate.
However, Made Athens OE cannot guarantee uninterrupted public utility services and cannot be held responsible for interruptions caused by external providers or circumstances beyond its reasonable control.
Guests are kindly requested to use water responsibly, particularly during the summer months and on islands affected by drought or water shortages.
INTERNET & TELECOMMUNICATIONS
Internet and Wi-Fi are available at properties where specifically stated.
Internet speed and reliability may vary depending on:
- Property location
- Local network infrastructure
- Telecommunications providers
- Weather conditions
- Island network capacity
- Technical failures outside the property’s control
All Greek Villas cannot guarantee uninterrupted or high-speed internet service.
Technical problems should be reported immediately so that the owner or management company can contact the relevant provider or technician.
NOISE, NEIGHBOURING PROPERTIES & EXTERNAL CONDITIONS
All Greek Villas and Made Athens OE cannot control activities taking place outside the boundaries of a rented property.
This may include, without limitation:
- Construction or renovation works
- Road works
- Traffic
- Neighbouring properties
- Agricultural activity
- Local events
- Restaurants or entertainment venues
- Aircraft or ferry traffic
- Natural environmental noise
Where All Greek Villas has received prior information about significant works or disturbances that are reasonably expected to affect a stay, reasonable efforts will be made to inform the guest.
However, Made Athens OE cannot be held responsible for unexpected activities or disturbances caused by third parties outside its control.
PHOTOGRAPHY & COMMERCIAL USE
Personal photography during the stay is permitted.
Professional photography, filming, advertising shoots, commercial content creation, product photography or any other commercial use of the property requires prior written approval from All Greek Villas and the property owner.
Additional location or commercial-use fees may apply.
PERSONAL BELONGINGS & VALUABLES
Guests are responsible for their personal belongings and valuables throughout their stay.
Where a safe is provided, guests are strongly encouraged to use it.
To the extent permitted by applicable law, All Greek Villas and Made Athens OE cannot accept responsibility for loss, theft, robbery, damage or misplacement of guests’ personal belongings.
The property owner, management company and property staff may also have their own applicable policies regarding personal belongings.
THIRD-PARTY SERVICES
All Greek Villas may assist guests with arranging additional services such as:
- Airport or port transfers
- Car rentals
- Yacht charters
- Private chefs
- Catering
- Excursions
- Tours
- Wellness services
- Babysitting
- Activities
- Restaurant reservations
Unless expressly stated otherwise, such services are provided by independent third-party suppliers.
Made Athens OE acts only as an intermediary in arranging these services and, to the extent permitted by applicable law, cannot be held responsible for the acts, omissions, delays, cancellations, accidents or service failures of independent third-party providers.
Any claim relating directly to a third-party service must primarily be addressed to the relevant service provider.
FORCE MAJEURE
All Greek Villas and Made Athens OE cannot be held responsible for failure, interruption or delay in providing accommodation-related assistance or services caused by circumstances beyond their reasonable control.
Such circumstances may include, but are not limited to:
- Natural disasters
- Earthquakes
- Wildfires
- Extreme weather
- Flooding
- Government restrictions
- Epidemics or pandemics
- Strikes
- Ferry or flight cancellations
- Road closures
- Utility failures
- Telecommunications failures
- Civil disturbances
- Other events reasonably considered force majeure
Where possible, All Greek Villas will make reasonable efforts to assist guests and minimise disruption.
LIMITATION OF LIABILITY OF MADE ATHENS OE
The guest acknowledges that Made Athens OE, operating under the All Greek Villas brand, acts primarily as an intermediary and booking representative and is not the owner or day-to-day operator of the villas presented through All Greek Villas, unless expressly stated otherwise.
The owner and/or appointed management company of each property is responsible for the property’s physical condition, licensing where applicable, maintenance, technical systems, safety measures, staff, housekeeping arrangements and operational services.
Although Made Athens OE may inspect properties and make reasonable efforts to monitor quality standards, such inspections do not transfer responsibility for the villa from the owner or management company to Made Athens OE.
Therefore, to the maximum extent permitted by applicable law, Made Athens OE shall not be liable for loss, damage, inconvenience, technical defects, maintenance failures, operational problems or other incidents arising from matters which are the responsibility of the property owner, property management company or an independent third-party service provider.
Where a problem is reported, Made Athens OE will act in good faith to assist the guest and communicate with the responsible party in order to facilitate a reasonable and timely resolution.
Nothing in this clause or elsewhere in these Terms & Conditions shall exclude or restrict liability that cannot legally be excluded under mandatory Greek or European Union law.
GOVERNING LAW & JURISDICTION
These Terms & Conditions and any reservation made through All Greek Villas, operated by Made Athens OE, are governed by Greek Law.
Any dispute arising from or in connection with a reservation shall be subject to the jurisdiction of the competent courts of Greece, subject to any mandatory consumer protection rights or jurisdictional rules applicable under Greek or European Union law.
